Air Conditioning Related Water Leaks
Under normal operation you should never see water dripping, even outside! Water dripping from the ceiling in the house is an emergency! Water leaks can cause sheetrock damage, mold, and damage to flooring and furnishings.
Water dripping from the eave of the house outside is not normal. This water is coming from the secondary or backup drain line. It is designed to leak outside so you will see it and take action. It is your final notice that there is a water problem before it becomes an emergency.

Possible Water Leak Causes
Water (condensate) is created during normal operation as the air conditioner removes humidity from the air in the house. The water is normally handled by the primary and secondary drains that lead to the sewer system.
Possible causes include:
- Clogged drain plumbing,
- Sweating pipes, air ducts, or metal equipment,
- Ice buildup on the indoor cooling coil and pipes,
- Rusted out equipment and drain pans.
Repairs include:
- Unclog the drain lines (no warranty, as the drains can become clogged again),
- Rerun or replace drain lines,
- Add a float safety switch,
- Repair issue(s) causing ice buildup,
- Repair problems causing condensation and dripping.
